Development land agency
We sell a wide variety of development land for all kinds of landowners. We can therefore advise on the most appropriate form of disposal in any given situation. This can include an unconditional sale, ‘subject to planning’ sale, sale with overage, promotion agreement, option agreement, etc.
As you would expect we are well known to most of the property developers and land promoters operating across the Midlands and so have a wide-ranging and up-to-date database of potential purchasers.
If you own a parcel of land which you believe has potential or perhaps you have been approached by a developer and are wondering what to do next, then please contact us.We can advise on what is and is not reasonable and can therefore negotiate the best possible terms on your behalf.
Alternatively, you may like us to invite other strategic land promoters to make offers. We are accustomed to marketing strategic development sites and are in regular dialogue with all of the strategic land promoters and housebuilders who operate across the region.
If and when an offer is accepted, then we will agree heads of terms and work closely with your solicitor to ensure the agreement is exchanged as soon as reasonably possible.
Thereafter we stay involved throughout the lifetime of the project and see our role as “holding the landowner’s hand” during the process.
As a result of our experience and knowledge of the land market we are able to prepare and negotiate viability appraisals for clients who are negotiating a Section 106 package with a local authority. We use bespoke valuation software called ARGUS to accompany our reports and have an excellent track record in successfully negotiating results for our clients.
